Common Area Overseeding—Lawn Closures

Our common area lawns will soon undergo seasonal overseeding to ensure healthy, green grass through the winter months.

What to Expect

Scalping and Planting: Existing Bermudagrass will be scalped, and winter ryegrass seed will be planted directly into the turf.

Increased Watering: To help the ryegrass germinate, sprinklers will run every two hours between 6 a.m. and 6 p.m., watering each valve for two to four minutes.

Lawn Closures: To protect the seed and prevent dead spots, all foot traffic (including pets) must stay off the grass until further notice.

Overseeding Schedule

Sept. 22: Madera clubhouse, second four-way stop (Grill/clubhouse) along Quail Crossing Boulevard, behind the Grill restaurant, event lawn, and center medians

Sept. 29: Canyon Club, lawn in Unit 35B, guardhouse, pickleball courts

Oct. 6: Dog park and Old Nogales Highway entrance

Why We Overseed

Arizona’s summer grass (Bermuda) goes dormant in winter. Overseeding with ryegrass keeps our lawns lush and green year-round, a benefit many desert communities can’t enjoy.

Next Steps

We’ll notify residents by email once the lawns are ready for use again. Thank you for helping us protect the new grass and keep our community beautiful.
