November 20th Board Meeting Summary

We are fortunate and grateful to have had two very qualified candidates for the board election this year: Simon Davis and Gil Lusk. Congratulations to Gil Lusk! He was elected to a fourth term on the Board: 2015-2016.

A charter was approved for a new committee: QC Creative Arts and Tech Center Committee. A member of each club occupying the building in addition to a board liaison will comprise the committee.

Committee member changes approved:

Changes – Green: At-large members approved: Larry Laughman and Pete Delcour replacing Roger Oravetz and Hal Haddock

New Unit Reps – Mary Litfin (5); Lee Crombie (12); Jon Quinn (15); and John Agner (23)

A list of clubs which have signed a 2013 version Club Charter Agreement and clubs that have signed a charter for the QC Creative Arts and Tech Center was read and approved.

The 2015 budget as proposed by the Finance Committee was passed unanimously. Log on to the www.quailcreekhoa.org website to see the presentation shown to the community on November 11. Go to Association Living > Board Room > Finance Committee. The line item budget will be posted in January.

The new Creative Arts and Tech Center is progressing well and should open in January 2015. The next project will be the remodeling of the current Arts and Tech building.

The next quarterly Question and Answer meeting is Wednesday, January 28, 2015 at 6:00 p.m. in the Ballroom. The next scheduled Board meeting is Monday, March 9, 2015 at 10:00 a.m. in the Ballroom of the Clubhouse.

2015 QCPOA Dues Statements!

Semi-annual dues assessment statements for 2015 membership dues were mailed from Robson Communities Inc. in Sun Lakes. Frequently asked questions are posted on the www.quailcreekhoa.org website under Association Living > Property Owners Dues.

Rental Properties in Quail Creek

If you rent your Quail Creek property, please familiarize yourself with the Quail Creek Rules and Regulations (Article 12.2). Remember, renters must meet the age requirements for living in Quail Creek. Homes are intended to provide housing for persons of 55 years of age and all occupied homes must be occupied by at least one person who is 40 years of age or older and no person under 19 years of age may reside at Quail Creek Resort Community. We are now required to supply the birth date (month and year) of renters to verify that we are in compliance with the Federal Housing for Older Persons Act of 1995 (as amended, “HOPA”). Owners are responsible for making their renters aware of the club policies, rules and dress codes.

Also, the property owners need to turn in their Robson homeowner cards to the POA Office at the Concierge desk. We cannot issue renter cards until we receive your homeowner cards. (If the property owner has more than one property in Quail Creek and one is owner occupied, the homeowner card does not have to be turned in). Homeowners will relinquish use of facilities while renter(s) occupy the property.

A refundable cash deposit of $10 covers a maximum of two placards for easier gate access. Those renting for over one year may obtain a window tag for $35. See the Concierge for details.

You should also complete a Rental Policy form (available at the Madera Clubhouse) and provide it to the Concierge prior to the rental start date. The form can also be filled out on the www.quailcreekhoa.org website. If you use a property rental company, please be certain they’re aware of Quail Creek policies too.
